How the waterfront check works

A listing that says “waterfront” might mean the lot runs into the lake, or it might mean the lake is across the road. On this site, “on the water” means one thing: the home’s own lot touches Okanagan Lake.

Built by a mapping guy. As many of you know, Sean spent years working with Google Maps as a trusted Street View photographer. He custom-programs his own tools to make the most of the latest mapping gadgets and gizmos, from the Province’s parcel and shoreline data to the Google 3D aerial views on his listing pages.

The three steps

  1. Map test. Each listing in the Okanagan Landing area is placed on the B.C. ParcelMap parcel fabric (the Province’s official property lines) and measured against the Freshwater Atlas shoreline for Okanagan Lake. If the parcel meets the shoreline, it passes. If a road, park or a neighbour’s lot sits in between, it doesn’t.
  2. Listing and photo review. Sean reads the remarks and looks at the photos and aerials: frontage in feet, dock, beach, how far down the bank the water is. A strata lot in a lakeside complex is placed in the waterfront-complex group, not “on the water”.
  3. The high-bank rule. A lot can touch the lake and still be a long climb. If the only way down is a long set of stairs, Sean doesn’t count it as true waterfront and places it in level 2. High-bank homes with a tram or elevator to the water stay in the “on the water” group.

The three levels

LevelWhat it meansExamples
1. On the waterThe home’s own lot meets the lake. Low-bank, walk-out or tram/elevator access.Okanagan Landing Road lakeshore homes, Tronson Road and Kestrel Place waterfront, Eastside Road lakeshore lots
2. Waterfront complexShared strata land meets the lake, with a beach, dock or marina for owners; or the home owns its waterfront but it’s a long stair climb down. The Strand, Lakeside Residences, Vista Verona, lakeshore townhome complexes
3. Lake viewListed with views of the lake but not on it.Bella Vista hillside, Adventure Bay, Tavistock and Hampshire, Okanagan Hills
Always confirm before you buy. Maps can be off by a few metres, and the legal boundary on the lake is the natural boundary (the usual high-water mark), which moves over time. Ask for a current survey or a building location certificate, and see docks and foreshore for the dock side.

Let Sean do the legwork before you fly in

Tell Sean what you’re after. He’ll pull the dock records, title and strata papers, check the shoreline and send you video walk-throughs, so your trip is spent on the two or three homes that are worth it.

Common questions

Answered by Sean Phillips, REALTOR®, Coldwell Banker Executives Realty. Updated October 2026.

What counts as waterfront in Okanagan Landing?

On Sean's site, an Okanagan Landing home counts as "on the water" only if its own lot touches Okanagan Lake. Each listing is placed on the B.C. ParcelMap property lines and measured against the Freshwater Atlas shoreline. If a road, park or neighbour's lot sits in between, it doesn't pass. A lot that touches the lake but has only a long set of stairs down goes in level 2, while high-bank homes with a tram or elevator stay on the water. Maps can be off by a few metres, so ask for a current survey or building location certificate.

Is a lakeside strata townhome considered waterfront in Okanagan Landing?

No, a strata lot in a lakeside complex in Okanagan Landing is not counted as "on the water" on Sean's site. It goes in the waterfront-complex group (level 2) instead. That group covers complexes where shared strata land meets the lake, with a beach, dock or marina for owners. Examples include The Strand, Lakeside Residences and Vista Verona.

What is the difference between waterfront and lake view in Okanagan Landing?

On Sean's site, a waterfront home in Okanagan Landing has its own lot meeting Okanagan Lake, while a lake-view home only looks out at it. Level 1 "on the water" homes include Okanagan Landing Road lakeshore homes and Tronson Road and Kestrel Place waterfront. Level 3 lake-view areas include Bella Vista hillside, Adventure Bay, Tavistock and Hampshire, and Okanagan Hills.
