Buying Okanagan Landing waterfront from outside B.C.
Many lakefront buyers here come from Alberta, Ontario, the U.S. and overseas. Here’s what’s different, and how to do most of the work before you get on a plane.
From another province
- Property transfer tax: B.C. charges it on every purchase. Budget for it on top of the price.
- Speculation and vacancy tax: the City of Vernon is in the taxable area (Predator Ridge is excluded). Owners who aren’t B.C. residents, or who leave a home empty, may owe it unless an exemption applies, such as renting it long-term.
- Short-term rental: Vernon generally requires a principal residence and a business licence, so a vacation home usually can’t run as a nightly rental.
From outside Canada
- Federal foreign-buyer ban: the Prohibition on the Purchase of Residential Property by Non-Canadians Act restricts most non-Canadians from buying residential property in larger urban areas, with exceptions. It was extended to January 1, 2027; check its current status with a lawyer before you make plans.
- B.C.’s 20% additional transfer tax for foreign buyers applies in specified regions, including the Central Okanagan. The North Okanagan, where Vernon is, is not on that list as of October 2026.
- Use a B.C. lawyer or notary early, and talk to a cross-border tax adviser.
What Sean does before you arrive

- Checks the lot against the shoreline map and the flood construction level.
- Lines up inspectors who know lakefront: septic, docks, trams and boat lifts.
